DeWAG’s real estate portfolio is characterised by the high level of quality, as well as the attractive locations with a good infrastructure and a developed tenant structure. The majority are located in metropolitan regions throughout the country.
MODERN QUALITY OF LIVING: DeWAG continually develops its properties, especially with regard to the aspects of quality of living and cost effectiveness. It maintains an attractive standard of living for its tenants by creating new external façades with improved energy characteristics, attractive entrance areas and apartments with balconies or patios and user-friendly layouts. DeWAG invested approximately €63m in the refurbishment and modernisation of its properties between 2005 and 2010 alone.
OPTIMISED ENERGY CONSUMPTION: The modernisation of residential buildings is largely concerned with optimising energy consumption. By incorporating heat insulation in the façades, fitting insulated glass windows and installing modern heating systems, it is possible to reduce both energy consumption and environmentally dangerous CO2 emissions. At the same time, tenants benefit from the long-term reduction in energy costs.
ENVIRONMENTAL RESPONSIBILITY: DeWAG takes its responsibility for the environment seriously: About 75% of its residential properties now feature insulated façades, while the same modernisation is being implemented or has been planned for a further 15%. The remaining 10 % are listed buildings.
ADDITIONAL LIVING SPACE: If the required economic factors can be fulfilled, DeWAG examines the possibility of increasing the amount of living space by implementing roof conversions or extensions or increasing the density of the property. This results in the creation of additional attractive living spaces.
LOW FLUCTUATION: Attractive surroundings, high quality apartments, pleasant neighbourhoods and competent service result in satisfied tenants, who choose to keep their apartments, thus allowing for low fluctuation and vacancy rates. Both of those factors are central aspects of DeWAG’s sustained business success.
